How Long Does It Take to Build a House in India?

A builder hands you a bar chart. Coloured bars, neat months along the top, a date at the far right. It looks like a plan. It is usually a wish, because nobody in the room has been asked which of those bars can move and which cannot.

So how long does it take to build a house in india? No Indian code sets a total. What the codes and statutes do set are the individual clocks inside a build, and once you can name which clock governs which bar, a programme stops being a promise and becomes something you can check.

This is not a question about why builds run late. It concerns the machinery of the schedule itself: what physics and law fix, what somebody else’s factory fixes, and what falls genuinely under your builder’s control. Every bar on a house construction timeline sits in one of those three buckets, and most disputes start when a bar quietly moves from the first into the third.

The honest answer to how long a house takes

No Indian standard or law sets how long a house should take. IS 456:2000 does set how long concrete has to be kept wet, and how long the shuttering must stay in place. State approval portals publish how many days each approval is meant to take. Everything between those anchors depends on design complexity, procurement and site management, so any single quoted number remains an estimate.

You will see confident figures everywhere. Twelve months. Eighteen months. Two years. None come from a code, a survey or a government dataset, and none can, because one plot area carries either a simple two-storey rectangle or a cantilevered structure with three basements. The minimum periods underneath are what stay real.

Those minimums matter more than the total, because they form the floor. A builder who says a structure can be topped out faster than the code allows is not being efficient. He is naming the clause he plans to skip. The concrete code does not offer curing as advice; it sets a requirement, and a slab given four days of water where the code wants seven stays weaker for the life of the house, with no way to fix it later.

So the useful question is not how many months, but which bars are load-bearing. That is the conversation we have before signing anything at our Hyderabad construction practice.

The three buckets every bar belongs to

Sort every activity into one of three groups: fixed by code or physics, fixed by procurement, or genuinely variable. The first cannot be compressed without damaging the building. The second can only be compressed by ordering earlier. The third is the only bucket where site management actually changes the date.

Builders and clients argue past each other because they never agree which bucket a bar sits in. The client hears every activity as negotiable. The builder treats them all as fixed. Neither holds, and the split can be known in advance.

Curing is physics. Cement hydrates at the rate cement hydrates. Approval processing is law, published in days by whichever authority issues a permit. A joinery order sits between them, queued inside someone else’s workshop, where your only lever was the day it went in. Shuttering, block work, first fix and plaster are where a good site team earns the date.

Put this table into the programme review and the meeting changes character. You stop negotiating with concrete and start negotiating with sequence, the only place negotiation works.

What concrete decides for you

IS 456:2000 sets the two clocks nobody can argue with. Clause 13.5.1 requires water curing for 7 days with ordinary Portland cement and 10 days where mineral admixtures or blended cement are used. Table 11, under clause 11.3, fixes the minimum period before formwork and props may be struck.

These bars are the structure programme. On a multi-storey house the floor cycle does not follow how fast steel gets tied, but how long props under the last slab must stay before crew and shuttering move up.

So an experienced builder plans a floor cycle backwards from that table, not forwards from labour availability. Its rows keep props under a slab spanning over 4.5 metres in place for 14 days, per IS 456:2000. A 6 metre living room span therefore buys a longer floor cycle at drawing stage, before a brick arrives. Almost nobody explains that while the plan is being drawn.

Curing carries a second trap. Clause 13.5.1 stretches curing to 10 days where blended cement is used, up from 7, and such cements are now common on Indian sites for sound environmental reasons. That choice changes the programme. If a builder specifies blended cement and still shows the 7 day bar that code reserves for ordinary Portland cement, one of those two documents is wrong.

The approval clock is published, and almost nobody reads it

Telangana approvals now run through BuildNow, which replaced TGbPASS after 15 December 2025 and covers GHMC, HMDA and DTCP. That portal publishes statutory processing days for every application type, so an approval bar can be checked against an official number instead of guessed.

This is the single most useful document a client can hold, and it sits in public. It turns the vaguest part of any house construction timeline into arithmetic.

BuildNow lists 15 days for residential building plan approval on plots up to 500 square metres with height under 10 metres, and 21 days beyond that. Most bespoke houses in Hyderabad land in one of those two rows. The NOC clocks sit alongside, running in parallel and not in series when applications go in together.

The row worth staring at is shortfall raising, which BuildNow publishes at 10 days. That clock restarts on an incomplete submission, making a competent drawing set a schedule item, not a formality. Two rounds of shortfalls stretch BuildNow’s 15 day approval considerably, and that delay belongs to nobody at the authority.

Occupancy matters too, because it decides when you can legally move in. BuildNow lists the occupancy certificate as not required for residential buildings up to 200 square metres and 7 metres height, instant between 200 and 500 square metres at 7 to 10 metres, and 21 days on larger plots. That last row belongs on a programme as a real bar. Most charts omit it, and handover then slips at the very end for a reason published in advance.

Those figures cover Telangana and come from BuildNow. Goa runs through its own municipal and panchayat route, so ask for the equivalent published timeline there instead of assuming these numbers travel.

Procurement: the bars nobody draws

Long lead items follow a supplier’s production queue, not your site. The only control you hold is the release date of the order. A programme showing lifts, joinery or façade glazing as short bars near the end has not been costed against real lead times.

Watch a typical build. Structure finishes on time. Block work and plaster finish on time. Then the house sits for weeks, because staircase glass, imported taps and the lift were all ordered after the slab was cast, on the reasonable-sounding logic that early ordering served no purpose.

That is where the tail of a build disappears. Procurement bars belong at the left of a chart, not the right. Anything with a factory behind it should go on order the moment its design freezes, which means design must freeze far earlier than most people expect.

A related detail hides in the statute. BuildNow gives non-high-rise building permits a validity of 3 years and layout approvals 2 years from tentative approval. You will not normally hit those, but they mark the outer edge of a schedule. A build stalled on procurement decisions spends a permit you already paid for.

Ask one question. Which items here carry a lead time longer than four weeks, and on what date does each order go out? A builder who answers from memory runs a real procurement schedule. One who cannot will discover it later, at your cost. That sits among the sharper tests in choosing who actually builds the house.

What scales with size, and what does not

A bigger house does not take proportionally longer. Approvals, design and mobilising barely change with area. Structure and finishes scale roughly with size, because they are labour. Specialist and imported items do not scale at all, because they are governed by lead time.

The bucket split above tells you what can be compressed. This one tells you something different: what happens to each bar when the house gets bigger. Owners of large homes assume a longer build is simply more of the same work. It is not.

Read the last two rows again. A staircase railing made to a drawing takes the same weeks whether the house is small or large. A stone slab quarried and cut to order arrives when it arrives. Imported taps clear customs on their own schedule.

So on a large home the programme stops being about how much block work there is. It becomes a programme about lead times and decisions. Area only adds labour, and labour can be added. Lead time cannot. You either released the order early or you did not.

This is why two houses of the same size finish months apart. The one that finished first was not built faster. It ordered earlier, and it decided earlier.

Decision latency: the delay nobody warns you about

The most common cause of slippage on a bespoke build is not labour and not material. It is a choice waiting on the owner. Every unanswered question is a day, and the trades behind that question cannot start either, so a small pause stalls a sequence.

We call it decision latency, and it is rarely raised because it is uncomfortable to raise. A builder can hire more masons. A builder cannot choose your bathroom stone for you.

On a large home the number of choices is genuinely enormous. Every room has its own floor, its own light points, its own fittings, its own joinery detail. The choices arrive at you in a trickle, mid-week, by phone, while you are running a company or a clinic. So they wait. Two days here. A week there. None of them feels like a delay in the moment. Together they are often the largest single line in a slipped programme.

It bites hardest when the owner lives abroad, because a four-hour question becomes a four-day one across time zones, and the site keeps working on whatever it can still reach.

How to stop it before it starts

The fix is boring, and it works.

  • Batch the decisions. Instead of answering questions as they arrive, agree that every choice for a stage is presented together, in one sitting, before that stage starts. Flooring for the whole house at once. Every bathroom at once. All the electrical points at once.
  • Agree a response window in writing. The site sends questions on a fixed day, you answer within an agreed number of days, and anything still open past that window gets a written note naming what it is now holding up. Put it in the contract, not in a conversation.
  • Front-load the long lead choices. Stone, joinery, imported fittings and anything made to order should be decided while the structure is still going up, not when the walls are ready for them.
  • If you live abroad, name one decision-maker. Not a family committee. One person with authority, in one time zone, who can answer inside the agreed window.

Remote clients who get this right often run smoother programmes than local ones, because the discipline is deliberate rather than assumed. Monsoon is the one interruption you can put a date on

Rain is the only major schedule interruption carrying published normal dates. The India Meteorological Department gives a southwest monsoon onset of 8 June for Hyderabad and 7 June for Goa, with withdrawal on 14 October for both, revised for use from 1 June 2020.

Most programmes treat weather as bad luck. It is a recurring, dated, roughly four month window that can be planned around, and the difference between a builder who plans for it and one who does not shows up in the finished house, not only in the date. The India Meteorological Department revised those normal dates using onset data from 1961 to 2019 and withdrawal data from 1971 to 2019, making this a planning rule and not a guess. Excavation sitting in June becomes a decision, not an accident.

What matters is which trades are exposed. Excavation in saturated ground runs slow and unsafe. External plaster applied into rain will not cure properly. Terrace waterproofing needs dry conditions and a ponding test, and rushing it to beat weather is how a roof leaks in year two. Painting, flooring and joinery escape largely untouched, happening inside a closed building.

A well-sequenced programme therefore puts wet external work either side of that window and pulls internal work into it. Goa carries the sharper version, with a longer season and coastal humidity that slows drying even after rain stops. That logic sits behind the eight stages of a build, and explains why those stages do not run in a straight line.

How to read a builder’s programme critically

Check four things: whether curing and prop removal appear as real bars, whether approvals carry the published statutory days, whether long lead procurement starts early, and whether the monsoon window shows. A chart missing all four is a sales document, not a plan.

Most people check only the final date, the least informative number on the page, because a date is an output. Audit the inputs instead.

Start with the critical path, the chain of activities where any slip moves the end date. Ask the builder to point at it. If he cannot, the chart was drawn to reassure, not to be managed. Then look for float, the spare time on activities off that chain. A programme where every bar runs critical carries no float, so the first small problem moves handover. Not an aggressive plan. An untested one.

Next, check whether curing appears at all. Many charts hide it inside the concreting bar, which makes a structure look faster than the concrete code permits. Then test approval bars against the published days instead of the builder’s optimism, confirm procurement starts early, and look for the rain.

Finally, ask how often the programme gets updated and what happens when a bar moves. A plan reviewed monthly against reality earns its keep; a plan printed once is decoration. That discipline sits behind running a build as a single turnkey contract, where one team owns the sequence and has nowhere to pass blame.

What this looks like in Hyderabad and Goa

Hyderabad builds answer to the BuildNow approval clock and a June to October rain window, on generally firm rocky ground. Goa adds a longer, wetter season, a separate approval route and coastal humidity that slows every drying trade, changing sequence more than total duration.

In Jubilee Hills, Banjara Hills, Kokapet, Gachibowli and Film Nagar the constraint is usually access and approvals, not ground. A narrow plot approach limits how much material lands in a day and how large a crew can safely work, quietly capping how much of the variable bucket you can compress at all.

Goa is a sequencing problem. With the India Meteorological Department putting normal onset at 7 June and withdrawal at 14 October for Panjim, external work has a clear season and internal work must be ready to absorb the rest. A programme ignoring that does not fail visibly. It fails as a plaster coat that never fully cured, or a terrace waterproofed in a hurry.

The sequence shows up in the houses themselves. Kingston Park and Ridhira Zen are complete and open to visit. Golecha Ghar is under construction now, the more useful visit if you want to see a live programme instead of a finished one, and ask what currently sits on the critical path.
