Cost, Payments & Transparency
Only if you change something. Your cost sheet is prepared line by line before work begins — every material, rate, and quantity. If you later upgrade a material or add scope, that change is priced, documented, and approved by you in writing before it's executed. Any change in cost is one you chose, never one you discover.
No — and we make that verifiable rather than asking you to take our word. Every item is listed in your cost sheet, exclusions are stated up front in the written scope, and nothing is billed that isn't on paper. If it's not in the document, it's not in the bill.
Payments are tied to completed stages of work, not calendar dates. You release each instalment only after the corresponding stage is done, inspected, and shown to you — so your money is always behind finished work, never ahead of it.
Everything needed to build what's in scope: materials by brand and grade, labour, services, and finishes — each with its rate and quantity. Just as importantly, it states what's excluded, so the boundary of the price is explicit before you sign.
We don't quote blind numbers, because an honest price depends on your plot, design, and specifications. What we will do in the free consultation is walk you through how costs are built up and what drives them — so even if you don't build with us, you'll evaluate every other quote more sharply.
Timeline & Process
It depends on size, design complexity, and approvals — and we'd rather give you a real answer than a marketing one. What we commit to in writing is a stage-wise plan prepared before work begins, progress you can verify at every milestone, and honest communication the moment anything threatens the schedule.
First, you'll know early — delays are communicated when they emerge, not discovered at the end. Because billing is tied to completed stages, a delay never means you've paid for work that doesn't exist. And because one team controls the whole build, we're not waiting on a chain of subcontractors to recover the schedule.
We listen. Your plot, your drawings if you have them, your budget range, your family's needs. Then we tell you honestly how we'd approach it — including whether we're the right fit. There's no charge and no obligation.
Yes. Changes are part of building a home you'll live in for decades. Each one is priced, documented, and approved by you in writing before execution — so flexibility never turns into a surprise bill.
Quality, Materials & Warranty
Because you'll see it before it's covered up. Every milestone — foundation, structure, services, finishes — is inspected and photographed before the next stage begins. The record is shared with you, so the quality inside your walls is documented, not taken on faith.
The brands and grades specified in your cost sheet — chosen with you, named in writing, and sampled where finishes are concerned. Because materials are documented before work begins, substitution isn't possible without your written approval.
Yes — warranty terms are put in writing at handover as part of your project documentation, and our team remains reachable after you move in. Handover for us includes a joint walkthrough with every snag closed item by item before we hand you the keys.

Communication & Updates
One named, dedicated project manager — answerable to you from start to handover. You'll never be passed between departments or left chasing a site supervisor who doesn't pick up.
Through regular updates from your project manager and photographed milestone records, with progress tracking you can follow from anywhere. The site reports to you — not the other way around.
Yes — several of our clients are NRIs. Milestone approvals, photographed inspections, and remote progress tracking were designed for exactly this. Decisions come to you in an organised way, on your time zone, not as urgent calls at odd hours.

Gladly — many of our projects come to us referred by architecture firms who need an execution partner that builds what's drawn. We review drawings for buildability, coordinate details before site, and execute faithfully. If you don't have an architect yet, we can support you with design too.
